Cárdenas launches a high-end complex with 38 places in Mogán

The development of non-hotel tourism in the municipality of Mogán is experiencing a new strategic boost with the processing of the urban planning agreement signed between the City Council and the real estate developer Cárdenas y Chagrín, based in Arguineguín. The agreement aligns the project with the Modernization, Improvement, and Competitiveness Enhancement Plan for Costa de Mogán (PMM) to authorize the construction of an exclusive five-star tourist establishment in the upper part of the Puerto Rico development.

The project is located at number 16 Avenida de la Cornisa, on plot 234, and envisions the creation of a luxury complex with 19 apartments, adding 38 new accommodation options to the island market. Given the demands of the site's stepped topography, the building will be structured on three levels, accessed from a main floor that will house the reception, communal restrooms, individual storage areas for residents, and a vertical circulation core with an accessible elevator.

The interior and exterior design of the 19 apartments features a diverse layout, with nine larger units and the remaining nine smaller, attached modules. All units include a central living area that integrates the living room, kitchen, and dining area, complemented by a guest toilet, a bedroom with an en-suite bathroom, and direct access to a private terrace with lawn and a private jacuzzi. The complex will also reserve one apartment for people with reduced mobility (PRM), incorporating accessible routes throughout the property.

In terms of community amenities, the main floor will house a large outdoor swimming pool, a shared solarium, and a multi-purpose sports area. The exterior infrastructure is completed with a total of 16 surface parking spaces, including one specifically adapted for vehicles of people with reduced mobility, as well as the corresponding maneuvering bay and vehicular access from the public road.

The urban development agreement establishes the economic and administrative conditions for the project's execution, committing the City Council to expedite the process through the simplified building permit procedure. In return, the developer assumes the obligations arising from the increased development rights, valued by the municipal services at a total of €9.790—broken down into €1.542 corresponding to capital gains and €8.247 for the monetization of the transfer of development rights—funds that will be integrated into the Public Land Assets to finance public facilities and infrastructure in the municipality.

This action reinforces the trend of modernization and enhancement of the established accommodation sector in southern Gran Canaria, consolidating the wave of high-end investments initiated in recent years along the Mogán coastline. These include previous corporate milestones such as the comprehensive renovation carried out by Servatur Hotels & Resorts at the Puerto Azul hotel—with a €57 million investment to upgrade it to four stars and add 142 rooms—as well as the addition of the Puerto Plata, Rocamar, and Doña Elvira complexes. The luxury offering in the municipality also has precedents in initiatives such as the one promoted by Rentinvestcan SL with 33 exclusive apartments for adults, and is projected into the medium term with future developments such as the 92 tourist apartments planned in the Balito ravine by Grupo Meridional and Montebalito.
