The future of holiday rentals in southern Gran Canaria after the 2027 elections

Gara Hernández - M24h Thursday, September 17, 2026

The holiday accommodation sector in southern Gran Canaria faces a scenario of intense administrative regulation with the regional and local elections scheduled for 2027 on the horizon. The Canary Islands Government's Ministry of Tourism and Employment has responded to reports circulating regarding the report issued by the National Commission on Markets and Competition (CNMC), clarifying that the CNMC does not question or oppose Law 6/2025, of December 10, on the Sustainable Planning of Tourist Use of Housing.

The regional government department emphasizes that the regulatory framework established by the new legislation is fully supported by the Law on Guaranteeing Market Unity (LGUM). This legal coverage extends entirely to the responsible declaration mechanisms and the deadlines stipulated for the legal development of the activity in the archipelago's main tourist areas.

One of the key aspects shaping the management of the sector in southern Gran Canaria is the validity of the transitional deadlines. Those holiday rentals already operating in the area and whose circumstances comply with current regulations have until July 31, 2027, to formally submit the prior notification of classified activity required by law.

This deadline places the administrative procedures at a critical political and economic moment, after the 2027 elections, requiring owners and tourism intermediaries to rigorously adapt to regional requirements to avoid losing their authorization in municipalities with high tourist pressure such as San Bartolomé de Tirajana or Mogán.

Given the uncertainty generated in the real estate and tourism markets by the interpretation of the competition report, the Regional Ministry reaffirms its commitment to providing up-to-date information on the correct application of the regulations. The department emphasizes the need to comply with the established procedures and deadlines to guarantee legal certainty for the sector at a time when the coexistence of holiday rentals and traditional accommodation is a strategic pillar for the island's economy.
