Rent in the South of Gran Canaria is on the rise: Approaching 22 euros per square meter in the summer of 2026

The residential rental market in San Bartolomé de Tirajana continues to experience sustained upward pressure. Official appraisal data for July 2026 places the average price per square meter in the municipality at €21,3, marking a new milestone in the escalating costs for residents. This figure represents a monthly increase of 0,8% compared to June and a significant year-on-year change of 6,9% compared to July of the previous year.

The report, which uses data from the real estate sector and incorporates a calculation methodology refined this month, reveals a complex and tense market dynamic, with notable differences between the various areas of the tourist municipality.

The most exclusive and tourist-driven area continues to register the highest rental prices. In Maspalomas-Meloneras, the price per square meter reached €22,1 in July. This figure represents a notable monthly increase of 3,3% compared to the previous month. Despite this recent uptick, the market shows a long-term correction, with a 1,3% drop compared to the same month in 2025 and an 8,7% decrease from its all-time high recorded in June 2025, when it reached €24,2 per square meter.

Meanwhile, Playa del Inglés has consolidated its position as the second most expensive area in the municipality, reaching a new all-time high in July 2026. The price per square meter stood at €23,1, representing a monthly change of 0,9% and a year-on-year increase of 15,5%. The strong demand in this area, driven by a combination of tourism and seasonal residents, has allowed prices to remain stable relative to their peak, without any corrections.

In contrast to the overall upward trend, the San Agustín-Bahía Feliz area experienced a downward correction in July. The price per square meter closed at €21,4, representing a monthly decrease of 0,9%. However, the market maintains strong year-to-date appreciation, with a 7% increase compared to July 2025. The all-time high in this area was reached in November 2025, at €22,2 per square meter, and is currently 3,6% below that peak.

This detailed analysis of the rental market in San Bartolomé de Tirajana underlines the consolidation of high prices in the south of Gran Canaria, with areas such as Playa del Inglés setting records and others such as Maspalomas-Meloneras experiencing adjustments after historical peaks.
