Colliers highlights Maspalomas as a key destination for European hotel investment in 2026

The hotel investment market in Spain has recorded its best first half ever, reaching a transaction volume of €2.460 billion through June. This is confirmed by the Colliers report, 'Hotel Investment Spain First Half 2026', which paints a picture of "structural change of scale" for the sector, consolidating a "cruising speed that places the annual market floor at around €3.000 billion". 

This investment dynamism, which defies geopolitical uncertainty and the recent interest rate hike (+0,25 basis points), reaffirms Maspalomas' leadership as a preferred destination in Europe. In this context of high liquidity, mature holiday destinations are emerging as major catalysts for activity, and within them, southern Gran Canaria is positioning itself as a strategic enclave for domestic capital, the main driver of the current buying spree.

Although the report indicates that the Canary Islands recorded a figure of 363 million euros in this period, normalizing its activity after an exceptional 2025 that concentrated large corporate operations, the region continues to be a magnet for investors, with recent milestones by family offices.

Following this trend of repositioning and asset appreciation, southern Gran Canaria is experiencing a boom. The area, traditionally a high-value property, is now attracting investors with greater financial resources, focused on comprehensive renovations and repositioning assets towards the luxury and ultra-luxury segments. The strategy is clear: to upgrade existing accommodation to increase RevPAR and attract tourists with higher spending at the destination, a trend already observed in areas like Maspalomas and Meloneras.

Competitiveness in these direct sales processes has a distinctly local flavor. As Colliers' analysis anticipates, "domestic capital will continue to play a clearly leading role," with family offices and domestic private investors demonstrating "unbeatable competitiveness." 

This surge in Spanish capital is explained by its "ability to leverage a lower cost of capital" and a "capital-focused approach" that allows it to meet more stringent return requirements compared to international funds, which are more focused on rotating portfolios acquired years ago. With a solid current pipeline and the expectation of "stabilizing debt costs," the Spanish hotel market faces the second half of the year aiming to surpass the €4.000 billion mark again by year-end, a goal that would consolidate the sector's qualitative and quantitative leap.
