Alejandro Marichal: “This file represents a decisive step towards fulfilling a historic commitment to the families of El Matorral. After more than two decades of waiting, its processing has been completed.”

Davinia Ramírez: “Urban Planning has worked for months to complete a complex file that will allow VISOCAN to continue with the development of the future public housing project in Juan Grande.”

Transfer of Plot E of Juan Grande for the construction of public housing in San Bartolomé de Tirajana

The Urban Planning Department of the San Bartolomé de Tirajana City Council will present a proposal to the plenary session on July 2nd to approve the free transfer of Plot E in Juan Grande to the public company Viviendas Sociales e Infraestructuras de Canarias (VISOCAN) . This step is essential to continue advancing the development and construction of the 44 public housing units intended for families residing in El Matorral.

Completion of the municipal process for the transfer of residential land

The proposal concludes the administrative procedure initiated in January, when VISOCAN formally requested the City Council to transfer this municipal plot of land, which has a total area of 2.249,81 square meters and is classified as residential land for Publicly Promoted Social Housing (VPP) . After completing the mandatory technical, legal, and economic reports, and concluding the public consultation period without any objections, the file is ready for final approval by the City Council.

The construction of 44 public housing units is planned for this site , which will provide a definitive housing solution for families who have been living in prefabricated homes in El Matorral for more than 25 years.

Next steps after plenary approval

Approval by the Plenary Session does not imply the immediate start of construction. If the agreement is approved on July 2nd, the free transfer of the land to VISOCAN will be formalized administratively. From that moment on, it will be VISOCAN's responsibility to draft the construction project, obtain all the necessary permits and reports, put the works out to tender, and award the contract before the actual start of construction on the new public housing.### Conditions and deadlines for the construction of subsidized housing

The agreement stipulates that the plot must be used for the construction of subsidized housing within a maximum of five years from the formal transfer, maintaining this use for the following thirty years. Furthermore, VISOCAN will undertake the demolition of existing buildings , the relocation of palm trees and utility connections, as well as the complete execution of the future residential project.

Institutional statements on the progress of the project

The First Deputy Mayor and Councillor for Urban Planning, Heritage, and Housing, Alejandro Marichal , emphasized that this process represents a decisive step in fulfilling a long-standing commitment to the families of El Matorral . After more than two decades of waiting, an essential procedure has been completed to make the land available to VISOCAN and allow the project to move forward.

Marichal added that for years the project was discussed without any real progress , but now a complete file, backed by favorable reports and prepared to facilitate the public company's continuation to the next administrative phase, is being brought to the Plenary.

For her part, the Councilor for Urban Planning, Davinia Ramírez , highlighted that the Urban Planning Department has worked for months to finalize a complex file that will allow VISOCAN to move forward with the development of the project for future public housing in Juan Grande. Ramírez also emphasized the importance of rigorous processing and close coordination between municipal departments to guarantee all the necessary legal safeguards.### Social Impact and Financing of Public Housing in Juan Grande

The 44 public housing units planned for Juan Grande represent a definitive solution for the families of El Matorral, who have been waiting for more than 25 years for access to decent housing. This project has the support and funding of the Canary Islands Government's Housing Department , which has allocated a grant of six million euros to promote both the residential developments in El Tablero and those in Juan Grande.

With this latest development, the Department of Urban Planning continues to follow the established roadmap to resolve one of the municipality's longest-standing housing situations. Thanks to this initiative, numerous families can finally access permanent public housing after decades of waiting, thus improving their quality of life and contributing to the municipality's social and urban development.
