Quantitative analysis of auctions in San Bartolomé de Tirajana reveals a massive gap between official valuations and market reality. Data from the last 168 foreclosures confirm that capital waits for no one.

The most aggressive auctions are those in the tourist apartment segment . On Avenida de Tenerife , a unit of just 26,49 m², valued at €41.655 , was ultimately sold for €129.131 , an increase of 309% . A similar pattern was repeated in the La Colina development , where an apartment with a starting price of €50.000 climbed to €141.000 ( 282% ), and in San Fernando , where a property priced at €54.900 closed at €160.000 ( 291% ).

At the high end of the market, luxury residential properties are also experiencing upward pressure. A villa in Rocas Rojas (Playa del Inglés) , valued at €588.903 , attracted bids as high as €707.232 . Conversely, larger assets, such as a detached house on Calle Canadá valued at €1.099.363 , show a higher cancellation rate, reflecting the complexity of liquidating assets exceeding the one million euro mark through administrative auction.

The phenomenon of jointly owned properties (shared ownership) shows the lowest entry prices but with the highest technical risk. In the Atlántico XXII building (El Tablero) , 50% shares of apartments valued at €61.309 were auctioned and sold for only €16.000 , representing an actual acquisition value of 26% above the appraised value. These transactions are the primary target of professional auctioneers seeking total control of the asset through subsequent division of jointly owned property.

The effectiveness of judicial enforcement over administrative procedures is notable. While Social Security auctions on Felo Monzón Street maintain stable starting prices between €46.200 and €106.211 , judicial auctions in Campo Internacional (such as at the Green Oasis complex ) show higher risk premiums, with bungalows starting at €117.100 closing at €177.992.

The final tally of this inventory of 168 properties indicates that 15% of the processes are canceled before completion, and that in 85% of the completed tourist auctions, the closing price exceeds 110% of the appraised value. In San Bartolomé de Tirajana, foreclosure is not synonymous with a discount, but rather an opportunity to access land whose average annual profitability in vacation rentals continues to break records.
